Invest In Real Estate - John Gannitto Bio
Since high school John has had a passion for real estate and today, as of this writing, at the young age of 60 he still does. He started by investing proceeds received from death benefits his mother received from the passing of his father buying an unfinished rehab duplex the year gambling was voted into law for Atlantic City, NJ in 1976.

Graduating from the University of Maryland in 1979  with a degree in Finance and a minor in Marketing, John moved to southern California
 
in 1980 where he began working in the circuit board design & pin-lam industry. In early 1981 he took a 3 day seminar with Robert Allen's Nothing Down workshop where he became a local team leader afterwards. Later in 1981 he later parlayed the proceeds from the sale of the units earlier in New Jersey into a single family residence (sfr) in Park City, UT along with 9 other investors. Soon after in 1982, he teamed up with 9 other investors to purchase 33 other sfr’s in and around Park City, UT using investment grade diamonds and precious gems as down payments toward the properties.

Using other people's money and seller financing he used one of the principles learned from Robert Allen's workshop to purchase his first property in southern California. Later as interests rates started falling he refinanced the property pulling cash out, paying off the second mortgage seller financing and invested into a mountain home in the San Bernadino mountains near Big Bear, California which he rented out seasonally during the winter.

In 1990 he sold the southern California property at the peak of the market just months before the market changed and rolled over. Waiting for the market to bottom out, he sold the mountain property on a 5 year note paying $1,500.00/ month in late 1992. He then went fishing in Mexico at his favorite fishing hole known as Cabo San Lucas, all the way down at the tip of Baja California.

Cabo had been just a small fishing village up and through the 80's when the Mexican government decided to develop it into a modern resort town. Consequently he stayed in Cabo becoming part of the real estate boom that took place there in the 90's, buying 4 condos; one to live in and 3 to rent out all year long to visiting fishermen.

Returning to the USA in early 1998 as the real estate market was just in its infancy of heating up he answered an ad for a loan officer position later that year after taking the exam for becoming a real estate agent in California in 1998. While working as a loan officer for 3 years he decided to get his CA DRE* Broker's license which he did in late 2001, expiring in late 2009 (see CA DRE record here).

He started his own Real Estate company and Mortgage company soon after. The mortgage company specialized in FHA streamies (FHA streamline refinances) and was soon doing over 1,000 loans per month at an average gross of $2,500.00 per loan. Later he delved into "A" paper conventional and jumbo loans and soon into commercial lending as well as hard money lending. He never ventured into the "liar" loans because he didn't believe in their value to the consumer, although they commanded huge broker's fees and profits.

In December of 2001 he along with 10 other southern California brokers visited a broker friend in Phoenix, Arizona where she had put together a program of purchasing homes directly from the builders in and around the west end of Phoenix around the loop (the loop around Phoenix using State route 101). She would then rent them out and provide management services for the properties.

At that time, investors could purchase properties with no money down, so 100% financing. Plus  the properties were being purchased in the first phase of the development. Each development had a minimum of 6 phases with some having as many as 10 phases; each being priced 10% - 20% higher than the previous phase therefore there was built in appreciation for years ahead. The phases usually consisted of 30 - 50 homes per phase and were selling fast as hotcakes flying off a hot griddle. Each broker would commit to buying 5 - 10 homes in the first phase from several different builders thus diversifying some market risk.

Within a year from then property values were rocketing, rents were high and demand for more housing was continuing. The banks also changed their financing rules, tightening up credit a little by requiring 5% down for investor financing instead of the 100% financing offered for the months before. Nonetheless, he and the other brokers continued to purchase homes in that area having accumulated 25 pieces of properties for himself during that time period. Initial purchased property values had doubled in three to four years due to demand for low cost housing.

By 2007 he decided to sell the mortgage and realty end of his business and retire at the age of 51. Upon completion of the transaction he moved to Pennsylvania to be closer to his family where he resides today. Recently he got the itch again when he stumbled upon a sign advertising for an apprentice to a real estate investor. Curiously he called and researched the opportunity for a little over 6 weeks, talking to others in the area and even those from out of the area in different states. What he liked was a "PROVEN SYSTEM" that works as he discovered and so he decided to get involved.

He became an IMA (independent Marketing Affiliate) of the Renatus Educational System & Business Opportunity and is currently building a team to mentor and guide through the real estate investment process. Further he has created this website to help others learn how to invest in real estate as well as become involved in the business opportunity offered by Renatus (although it is not a requirement for individuals to become involved with in the pursuit of becoming real estate investors but, merely an option for them to consider).

Hello folks,
I have always had a passion for real estate since I was a kid. I can remember a friend of mine calling me Gannitto-finger (from the Bond movie Goldfinger) because of all of these ideas I would have involving buying real estate, and I was only 15 at the time when he called me this.

Tragically I got the opportunity of getting involved with real estate at the loss of my father when I was just 16. As I said I had a passion for it and luckily for most situations I was at the right spot at the right time. However being lucky at investing in real estate is just that - luck. There is a better way to help almost insure success (I preface this because it really depends on YOU) and that is through education, experience and a community to fall back upon when help is needed or to partner with.

THIS is the main reason why I decided to get involved with RENATUS at this point in time in my life. Trust me when I tell you that their education they provide is not only top notch BUT you don't learn this stuff when you go for your Broker's or real estate Agent's license. They (the State) is only concerned about the law, ethics and terminology in order to get your license. Even the mandatory continuing education you are required to take to keep your license in good standing doesn't go into the areas the instructors of Renatus' Education modules do.

The reason being is because the instructors have been through it themselves and have learned from the pitfalls they encountered along the way so you're getting hands on experience relayed to you at a fraction of the price of a situation which may cost you tens of thousands (I know because I learned it from the school of hard knocks and paid my fair share for my mistakes). There is so much to learn and new ways of doing things are popping up daily, so it is good to have an excellent base from which to start with Renatus Education Modules - plus it's a PROVEN SYSTEM.

Secondly, unlike all of those guru's out there who come to your local community for 3 days and put on a dog and pony show, collect your money and leave you with a toll free number to call when you need help, Renatus people have created a community which is local to you that you can visit or call and connect with someone who is an actual investor themselves AND are willing to help you. This is KEY because investing in real estate is a fearful thing to/for some however having access to others within your community who can help you along until you feel comfortable is WORTH ITS WEIGHT IN GOLD!

Thirdly, there is a business opportunity associated with the Renatus Educational System which allows you to earn while you learn. It's not a requirement but rather an option and nobody has this option available to you other than Renatus within the real estate industry that I know of.

This is why I joined! It's a complete package, education, community and a biz op all wrapped up in one. I can remember a story about Roy Kroc (McDonald's) giving a speech to the graduating class of Harvard business school. While at the local pub the graduates began talking about their future career prospects and Ray piped up and asked the question, "who here knows what I do?"  Well the grads all looked at each other and chuckled replying that he was in the "hamburger flipping" business. Ray responded that it wasn't completely correct. He replied, "I'm in the real estate business" which he continued telling the grads that he owned most of the real estate upon which a franchisee owned a store collecting monthly rent from them. Yes Ray was the CEO of McDonald's in the "hamburger flipping" business but he was also in the real estate business AND part of the Wealthy 1%.
